I sell probate homes in Orange County. Most of what I do is explain how the process works, tell families what their house is actually worth, and then wait until they are ready. Some of them sell. Some keep the house. Either is fine.

Do you even need an agent? Not always. If one heir is buying the others out, or the estate is small enough for a simplified procedure and the family already has a buyer, you may not. I will tell you that if it is true. What I will not do is send you a cash offer, put you on a call list, or tell you there is a deadline when there is not.
